At groundbreaking, the project was already 50% pre-leased, substantially reducing development risk.<\/p>\n<p>With virtually no comparable new construction in the market and limited available supply, JRE and Chad anticipated strong demand and targeted full lease-up within 12 months of completion. The project exceeded pro forma expectations on both cost and income\u2014finishing under budget and achieving rental rates above projections.
