In 2023, JRE partnered with local developer Chad Brossett to construct, lease up and sell a 200,000 SF industrial distribution facility, capitalized with $7 million raised from 38 investment partners. With virtually no comparable new construction in the market and limited available supply, JRE and Chad anticipated strong demand and targeted full lease-up within 12 months of completion. The project exceeded pro forma expectations on both cost and income—finishing under budget and achieving rental rates above projections. The property reached 100% occupancy before construction was completed.
