The surrounding petrochemical activity has also driven strong residential growth, fueling demand from e-commerce, food and beverage, and healthcare tenants seeking to leverage these market dynamics.

Recognizing the shortage of stabilized, shovel-ready industrial land, JRE and Ratcliff capitalized on a rare opportunity—large contiguous tracts in Geismar are scarce due to wetlands mitigation requirements, floodplains, and extensive pipeline easements tied to nearby refineries. Less than a year into the project, comparable smaller tracts are trading at prices 10%–15% above our pro forma exit values, validating the strength of the investment thesis.
